RE: Cause No. 2025110420; Waller, Mateescu, Shearer, Clark, and LeBlanc v. Shadybrook Property Owners’ Association, Inc., Williams, Lopez, Beasley, Wright, and Bland

Dear Ms. Clark:

As you know, the Court entered a Final Summary Judgment (hereinafter “the judgment’) against you and the other Plaintiffs and in favor of Shadybrook Property Owners’ Association, Inc. (“Shadybrook”) in the above-referenced matter on July 13, 2026. The deadline for appeal passed on August 12, 2026. The judgment is now final and unappealable.

The amount of the judgment was $14,961.50, plus 6.75% postjudgment interest. As of the date of this letter, the total interest is $63.64, so the total amount due is $15,025.14, This will increase by $2.77 per day thereafter.

I have enclosed a filemarked copy of the Abstract of Judgment which is being submitted to the Cherokee County Clerk today. I have also enclosed three discovery documents. Your responses are due thirty days from the date of this letter. Please ensure that I have complete, proper responses by the deadline, so other measures are not needed.

Shadybrook has authorized me to pursue all legal means of enforcing the judgment. In addition to filing the abstract of judgment and serving the attached discovery, this may include obtaining a writ of execution to have assets seized and sold to satisfy the judgment, seeking appointment of a receiver, and other measures. The attorneys fees and other collection costs may be added to the total. If you wish to avoid these measures, payment of the full amount must be made within thirty days. If vou pav the iudqment and interest in full within thirtv davs, vou do not need to respond to the enclosed discovery requests. Please send payment to the address at the top of this letter, so I will know it has been received. Do not send payment directly to Shadybrook. If I do not receive full payment by that time, then I will proceed with the collection process.

You contacted me asking about a payment plan. If you want to propose a payment

plan and provide reasons why Shadybrook should approve it, feel free to do so.

This is an attempt to collect a debt, and any information received will be used for that purpose. Thank you for your prompt attention to this matter.

Sincerely,

Sean P. Healy
